Rental Terms for Catamount 306 - In the Heart of Northstar Resort
SKYRUN VACATION RENTAL NORTH LAKE TAHOE TERMS & CONDITIONS AGREEMENT
Welcome to SkyRun Vacation Rentals North Lake Tahoe Terms & Conditions Agreement for all SkyRun North Lake Tahoe rental properties. This is important information and affects your legal rights and obligations, so please read the following Agreement carefully.
By submitting your reservation, you are agreeing to the Rental Terms & Conditions which then becomes a legal binding document at the point when the reservation is secured by payment. Booking through a 3rd party does not waive SkyRun's rights under these Rental Terms & Conditions.
CHECK-IN TIME: 4pm PST. Early check-in requests may be made twenty-four (24) to forty-eight (48) hours prior to arrival date via email or phone and are subject to availability. Early check-in time is 2pm. Unauthorized early entry will result in an additional charge ($75/per 30 minutes) to the credit card on file prior to check-in.
CHECK-OUT TIME: 10am PST. Late check-out requests must be submitted via email or via phone twenty-four (24) hours prior to guest departure date by 3pm. Late check-out time is Noon. A $50 charge will be applied to the credit card on file once the request has been authorized. Unauthorized late check-out will result in an additional charge ($75 per 30 minutes) to the credit card on file past check-out time. Departure instructions must be followed to avoid additional charges to the credit card submitted on file at the sole discretion of SkyRun North Lake Tahoe. Departure instructions are posted in all properties.
EARLY DEPARTURES: As reservations are carefully scheduled in advance, no refund will be given if guest decides to leave prior to their departure date, regardless of any reason.
VIOLATION: Any violations of this rental contract and/or SkyRun North Lake Tahoe policies may result in immediate removal from property.
KEYS, KEY CARDS, TV REMOTES: Most properties will be accessed via coded lock box to retrieve the key to enter the property. Instructions per property access will be provided via email in a Pre-Arrival Letter to guest approximately seven (7) days prior to guest arrival. Key Cards for properties who have access to amenities are located inside the property and should be put back to its designated spot upon departure. Guest will incur a $150.00 charge to replace lost keys, key cards and/or TV remotes or any other electronic device. Charge will be applied to credit card on file at the sole discretion of SkyRun North Lake Tahoe.
PARKING: Parking in areas of North Lake Tahoe can be limited and is monitored by Home Owners Associations (HOAs) guidelines and officials. Towing and ticketing may be enforced. SkyRun North Lake Tahoe is not liable for nor will pay for the salvage or any damage to a vehicle. SkyRun will provide parking passes (as applicable) and parking guidelines including the maximum number of cars allowed at property. Guests exceeding the maximum number of cars will be asked to move additional cars to paid overnight parking or may be towed.
AGE AND OCCUPANCY RESTRICTIONS: Guest MUST be at least 25 years of age to rent a property from SkyRun North Lake Tahoe. At any time, SkyRun North Lake Tahoe may request that the guest who reserved the property to provide a valid ID as proof of age. The person booking the property must be in the property for the entire duration of the guest stay. MAXIMUM OCCUPANCY at any time is equal to the number of people that is advertised as being able to sleep in beds. Exceeding this occupancy is grounds for immediate removal without refund.
SMOKING: Smoking of any kind or substance is prohibited in all properties. Removal of smoke detectors is illegal and will result in charges to credit card submitted/on file at the sole discretion of SkyRun North Lake Tahoe. Violators are subject to a $350 fine in addition to applicable cleaning charges and eviction without refund.
PARTIES: House parties, weddings, receptions or events of any kind are PROHIBITED at any SkyRun North Lake Tahoe property. If there is a party/event on the property (as further evidenced by a noise complaint, security report, by excessive amounts of trash or destruction) the guest will be charged for a complete clean, replacement of any damages to property, removal from property without refund, HOA fines plus additional charges necessary to return the property to its previous state. Charges will be made to credit card submitted/on file at the sole discretion of SkyRun North Lake Tahoe. Such activities completely void the Damage Waiver.
PET POLICY: Pets are only allowed in designated properties for an non-refundable charge of $35 per night. Any evidence of pets staying in non-designated pet-friendly properties or unregistered pets will result in an additional $350 fine, plus charges for any damages sustained and extra cleaning required.
HOUSEKEEPING: SkyRun North Lake Tahoe properties are cleaned and inspected prior to guest arrivals and departures. Daily cleaning services are not provided. We ask that you have the home picked up, put back in order and follow the departure instructions and other guildlines posted in the property. Fresh linens, bathroom and kitchen towels are provided. Use of additional linens, towels should be washed, folded and put away to avoid incidental charges to the credit card submitted/on file at the sole discretion of SkyRun North Lake Tahoe. Guest staying more than 7 days may arrange for a mid-stay clean that provides fresh towels and linens, trash take-out, light clean/vacuum. A forty-eight (48) hour notice to SkyRun North Lake Tahoe is required. For more than a two week stay, a mid-stay cleaning is required.
TRASH, CLEANING, DAMAGE: Any damage, excessive cleaning, excessive trash removal and incidental charges such as added housekeeping will result in charges to the credit card submitted/on file at the sold discretion of SkyRun North Lake Tahoe. Trash should not be stored outside the property unless it is locked in designated area. All garbage must fit in trash cans provided only. If you have additional trash, we asked that you take it with you or contact SkyRun to make arrangements to have it removed.
PAYMENT: If the reservation is made within thirty (30) days of the arrival date, the grand total is paid at time of booking. If the reservation is made outside of the thirty (30) days of arrival date, one-third (1/3) of the grand total (or a minimum of $300) is paid at time of booking. The remaining balance due is automatically deducted from the credit card on file thirty (30) days prior to arrival date. Credit cards are the only acceptable form of payment. If the credit card on file is invalid, cancelled or unable to be charged, SkyRun North Lake Tahoe will attempt to contact the Guest for an alternative credit card number. If the Guest cannot be reached within fourty-eight (48) hours, the reservation will be cancelled and any monies paid to SkyRunNorth Lake Tahoe will be forfeited. If you booked through Airbnb or another third party site, they have collected your payments according to their Terms & Conditions.
HOA'S/COMMON USE AREAS: Properties that are managed by 3rd party Home Owners Associations (HOA's) guide and control shared common areas and amenities such as, but not limited to parking, picnic and landscaping areas, outdoor grills, hot tubs, saunas, pools, fitness center, tennis, golf. Please be aware that during non-peak times or due to inclement weather, amenities may be unavailable or closed due to circumstances beyond SkyRun North Lake Tahoe control such as building and amenity maintenance or closures. Even during peak times, HOAs may need to make building and amenities unavailable for emergency maintenance and other reasons out of SkyRun control. Due to these unforeseen and uncontrollable circumstances, SkyRun North Lake Tahoe will not provide a refund for closed or unavailable amenities. SkyRun North Lake Tahoe offers vacation rentals 365 days/year and has no control over the availability of amenities controlled by HOAs, resorts or complexes nor does SkyRun North Lake Tahoe have any obligation to disclose availability to guests. SkyRun North Lake Tahoe will not provide any refunds to guests for the unavailability of such services.
LIABILITY: Guest understand that the property is a privately owned dwelling with the Owner's furnishings. Neither SkyRun North Lake Tahoe nor the Owner of the Property are responsible for providing any additional furnishings or equipment. Should an appliance become inoperable, SkyRun North Lake Tahoe will make every effort to have it serviced. However, SkyRun North Lake Tahoe cannot guarantee the time required for item(s) to be repaired or serviced. Guest acknowledges this Waiver of Liability, including but not limited to hot tub, sauna, pool, cooktop, stove or elevator, herein after called features (if so equipped). Guest(s) understands that there are potential risks and dangers that the features may present/cause to children who are not carefully supervised as well as danger to any person using the features for a duration of time, has health problems, is intoxicated or under the influence of drugs, medication or pregnant. The Guest agrees to explain the risk of using the features to guests at the property and to be fully and solely responsible for any accidents guests may incur. Guest(s) agrees to waive any claim whatsoever against Owner of Property or SkyRun North Lake Tahoe of accidents or claims arising from use of features. Guest agrees to indemnify Owner(s) of Property and SkyRun North Lake Tahoe for any claims made by guests caused from guests use of features.
LIMITATION OF LIABILITY: SkyRun North Lake Tahoe assumes no liability for stay in North Lake Tahoe or the activities that you take part in while here. The limit of SkyRun North Lake Tahoe liability is the total amount of compensation that has been received for the property rental.
LIABILITY RELEASE/INDEMNIFICATION AND WAIVER: SkyRun North Lake Tahoe, it's owners, employees, contractors, principals, agents and associated property homeowners will be released and held harmless from any and all liability, claims, disputes, litigation, judgements, costs, expenses and attorney fees whatsoever arising out of or related to any loss, damage or injury to guest, guest guests, invitees or any persons that may occur while occupying the premise.
TRAVEL INSURANCE: A travel insurance policy is issued by InsureStays Insurance Agency via RentalGuardian if you, as the guest, opts-in when booking a reservation with SkyRun North Lake Tahoe. If a guest cancels, delays, postpones arrival or leaves early from a planned reservation for a covered reason, refer to coverage documents and important phone numbers provided to you at time of issuing policy and/or on their site to file a claim. Guest are encouraged to call the Customer Care number located on their coverage documents with any questions about the policy and coverage.
CANCELLATION POLICY: Except as provided above by travel insurance or special billing terms, cancellation at any time results in forfeiture of ones paid thus far. Cancellation within thirty (30) days of the reservation start date results in the forfeiture of the entire payment due. This is not cancellation or refund from SkyRun North Lake Tahoe for any reason including but not limited to weather, travels delay, lack of snow.
DAMAGE WAIVER: Rental reservations includes an Accidental Damage Waiver fee that covers REPORTED and unintentional damage up to a maximum of $1,500. The cost to repair any ACCIDENTAL and REPORTED damage to the rented property including any missing or broken items will be covered at NO CHARGE to Guest(s) as long as the damage is reported to SkyRun North Lake Tahoe prior to Guest departure. Should the cost of the damage exceed $1,500, does not meet the criteria for a 'covered loss', is deemed purposeful or negligent or the property owner's insurance policy does not cover the loss, then Guest shall be responsible for the full amount of the damage which will be charged to the credit card submitted/on file at the sole discretion of SkyRun North Lake Tahoe. Please report any damage upon arrival to property to SkyRun North Lake Tahoe to avoid charges for damage that Guest did not create. Most properties will have locked cabinet(s) or closet(s) for Owners personal possession. These are privately owned items. If locks are tampered with, significant charges will be levied on the Guest.
LOST & FOUND: SkyRun North Lake Tahoe is not responsible for the replacement or reimbursement of any stolen or lost items left behind by guest. If guest would like the item(s) returned, they are subject to a packaging and shipping fee. Item(s) unclaimed will be held for a maximum of fourteen (14) days at which time SkyRun North Lake Tahoe reserves the right to dispose of or may elect to donate the item(s) to a local charity.
ELECTRICITY: Power interruptions and outages may occur at any time. Skyrun North Lake Tahoe cannot guarantee power, heat or electricity in the event of an power outage or interruption and will not provide a refund or credit to Guest in such an event.
WEATHER: SkyRun North Lake Tahoe will not refund guests for any weather-related conditions and/or issues including but not limited to road conditions, too much or lack of snow, inability to get to property due to weather or flight delays/cancellations, or issues resulting in weather conditions such as power outages, vehicle not equipped for extreme/inclement weather, etc.
TV, PHONE & INTERNET: Most properties all WiFi enabled; a service paid for by the Owner and an added service to guest at no additional cost. SkyRun North Lake Tahoe cannot guarantee reliable internet service. Circumstances outside of SkyRun North Lake Tahoe control may result in internet service interruptions, outages, degradation or what guest may consider less than satisfactory service to what they are accustomed to. SkyRun North Lake Tahoe will not reimburse or refund monies to guest in the event of the above circumstances. It a guest wants to ensure optimized and reliable service, SkyRun North Lake Tahoe recommends guests travel with their own air card.
Guests understand that phones (land line or VolP) may not be present in a property and should not be expected. Guests are encouraged to have mobile phones for communication in an emergency. Some properties may have poor cellular coverage that is beyond SkyRun North Lake Tahoe control. Refund and credits will not be provided to guests for slow and non-existent service.
VEHICLE REQUIREMENTS: North Lake Tahoe is subject to extreme and inclement weather conditions including snow and ice that may make roads and driveways impassable and dangerous. SkyRun North Lake Tahoe strongly encourages guests traveling during winter months to use 4-wheel and all wheel drive vehicles and/or to carry chains. Lake Tahoe roads can be difficult to navigate during winter and driveways may be steep. SkyRun North Lake Tahoe will not provide refunds to guests unable to reach their property or to guests needing towing to get to their property.
HOT TUBS/SPAS: Guest that use any hot tub or spa assumes all risk and liability. Guests are advised that there are potential dangers to children who are not carefully supervised, as well as any person using the hot tub or spa too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Guests are advised that the chemicals used in the servicing and maintenance of the hot tub can lead to skin and eye irritations, rashes and other reactions especially in children. Guests agrees to waive any claim whatsoever against SkyRun North Lake Tahoe, it's owners, contractors, employees, principals, agents and associated property owners from accidents, illness or injury arising from use of any hot tub or spa. Guest agrees that he/she is responsible and liable for any damages that may occur to the hot tub or spa through their or their guest's misuse or negligence. Should guest or guest's guests contaminate the water with any foreign substance by not abiding by the rules, guest agrees to the additional charge to cover the cost to drain, clean and refill the hot tub and remediate the contamination to the filtering system. Each hot tub or spa is serviced prior to guest arrival and the chemicals levels are checked and recorded.
OWNERSHIP OF PROPERTY: The guest acknowledges that they do not own nor have any rights to the property. The guest may never alter the appearance or function of any part or contents of the property at any time - including, but not limited to paint, window coverings, appliances, and furniture. The guest may never employ directly or behalf on SkyRun North Lake Tahoe or the homeowner a third (3rd) party contractor or vendor to perform any work or services within or to the property such as but not limited to hiring housekeepers, handyman, contacting internet or TV providers directly. The guest may not move any furniture or electronics at any time.
FOR SALE: SkyRun North Lake provides short-term rental services to properties that may be For Sale. If a property is For Sale and a potential buyer would like to view or tour the property during a guest stay, SkyRun will notify guest prior to the showing to set up a convenient time for both guest and potential buyer. If a property is sold, reservations made up to point of sale are honored. Under unforeseen or uncontrollable circumstances should the property become unavailable, reservations may be cancelled and refunded or the guest may be moved to another comparable SkyRun North Lake Tahoe property.
AUTHORIZATION TO CHARGE CREDIT CARD:
I authorize SkyRun North Lake Tahoe to charge the credit card submitted/on file to incur charges, fees, expenses for such items but not limited to, rental balances due, any losses, damages or excessive cleaning necessary, etc. that are not covered by the Waiver Damage Protection Plan.
